Questions buyers and sellers ask us

How do you check that a title deed is genuine?

We run an official search at the Lands Registry. It shows the registered owner, the size of the parcel and any charges, cautions or restrictions. We share the result with you before you pay a deposit, and we match the beacons on the ground to the survey map.

Do I need Land Control Board consent to buy land in Kitengela?

If the land is agricultural, the transfer needs consent from the local Land Control Board before it can be registered. Many plots in Kajiado County fall in this group. We check the land use during the search and apply for the consent as part of the transfer.

What costs come with buying land, apart from the price?

Expect stamp duty (4% of the government valuation for land in a municipality, 2% elsewhere), official search and registration fees, legal fees for the sale agreement, and survey fees if beacons need to be placed again. We give you a written estimate before you sign.

Can you help me sell my land?

Yes. Bring a copy of the title deed, your ID and KRA PIN. We value the plot, confirm the beacons, photograph it and list it here and with buyers we already know. When a buyer is ready, we handle the sale agreement and the transfer.

How long does a land transfer take?

It depends on the consents needed, the valuation and how busy the registry is. After the official search we give you an expected timeline and update you at each stage until the title is in your name.
